We formed Lakeshore Enterprises this year to do Property Preservation, REO, Home, and Yard Services. I had some experience in this field prior to doing it myself. We have been going strong and are building the brand week by week. My brother has been helping me do all the work up to this point and he calls it a work out. We run out of a Ford F-250 Crew Cab and trailer hualing the equipment. You can find me out on a job site with my Straw cowboy hat “gettn-er-done” with Rocky (my golden). The company is in place to do work for banks, property managers, and homeowners. Doing everything from foreclosure evictions, boarding windows, clean outs, and down to simple yard cuts. The banks and field service companies required us to obtain huge insurance policies to do work for them. One being a Gen Lib of $1 Mil and the other a E&O of $1 Mil.

Pick any day, lets say a tuesday and walk into a breakroom in some of america’s biggest retailers and you will find this person. You know them, you’ve met them, and maybe it is even you. The disgruntled worker is what i call them. You know the one where every day is their last day and nothing is ever good enough. I’ve asked myself why does one bother to come to work if they are so unhappy. It is because they are SCARED. SCARED to try something different. Many animals in the wilderness will make lots of noise when they are scared in order to change the mind of a potential predator. I say quit making all that noise and just say that you are scared.. Without information you can’t make better decisions. Without better decisions you can’t improve your situation. Without a better situation you just sit there…..S-C-A-R-E-D….

How much can I afford for my home purchase?

Well how is your credit is the 1st question? Do you have any BK’s or Foreclosures? Do you have enough income is the 2nd question you should ask yourself. Are you putting any money down? Remember 100% financing is more of a risk for the mortgage lender.
Pretty much anyone can get a house, I mean you can get a house before a creditor will give you a credit card with only a $200.00 limit.
Don’t be discouraged or even think i won’t be able to get a house because you recently had a BK…if your BK has been discharged and you don’t have any collections after the BK, most lenders are okay with this. Now of course consumers with B, C, D paper can purchase a home, but the interest rate is going to go through the roof. Now, those A credit buyers can go anywhere…but that is the way above average consumer now a days.
Now, to find out how much you can qualify for…is based on your debt to income ratio…what is a debt to income ratio? How much debt or obligations do you have compared to the income you bring home? Also, your credit places a big role…how many collections do you have, do you have any judgements or liens against you that need to be paid (which they will require you to pay before a lender gives you a loan), and are your student loans in default?
So, now I’ll give you a formula that a good loan officer would use instead of qualifying you for a loan amount with a high interest rate that you won’t be able to afford once you make a couple of mortgage payments…and you property will be up for auction the 1st Tuesday of every month at your local county court house for investors to purchase.
We mortgage professionals calculate a front ratio which is a % of your yearly gross income (before taxes) to go pay your monthly mortgage payment, which should include your principal, interest, taxes, and insurance…often referred to as PITI. 28% is a good rule of thumb to use of your gross income. Now, there are some lenders that will allow you to go as high as 30-40%.
Now you need your back ratio…which is known as your DTI ratio…which i discussed earlier. Most lender does not want this to exceed 36% of your gross montly income.
Now take your monthly gross income, multiple by 0.36 and divide it by 12 this would give you the maximum monthly debt expenses you should not exceed.
Now, that you can calculate yourself how much you can qualify please be smart about the biggest purchase you can make.

So, it seems that tons of people think that I give out a play by play format to opening, running, and succeeding at having a Boutique. People are always calling me asking about it. WELL…I will be giving this site all of me when it comes to this subject. I feel that even if I tell you exactly what to do, you wouldn’t have the discipline to carry it out or you would still think that you know a better way of doing it. Nevertheless, you might be able to carry it out and or you could be right, but I have done it and you haven’t or your way isn’t bringing in the big numbers…so just shut up and listen! This will be my official welcome to a long, drawn out tangent that will unvail the true essence of having the hottest, most lucrative Boutique. At the tender age of 21, my brother and I opened a Boutique and it made it’s way into Lucky Magazine, Jezebel Magazine, AJC Newspaper, Southern Living Magazine, tons of photoshoots, Music Videos, and Fashion Shows. It was open for only a good 21-22 months! I will honestly tell you what we did wrong, what we did right, and how my next Boutique will be….I will cover the money, the fashion, how to determine which lines to buy, where they are, who to talk to, etc. I will also cover how the store should look, average initial investment, taking care of Uncle Sam, and above all MARKETING IT! I should probably cover the whole “location, location, location” b.s. as well. Boutiques can be a great income and are for very few people so if you want to open one and not have to still work your 9-5 then tune in…it’s gonna be good!

Also use emigrantdirect.com for a short term savings account. Its interest rates are pushing above 5%. Can your savings account beat that?
